BRIEF for 82 to 84 Radford Road
1. We have secured finance for our project

3. Existing situation
a) The existing 3 storey premises are used as offices.
b) During periods of heavy rain, water enters the
ground floor of the building.
c) The building signage along with the signage to
number 90 Radford Road is dreary and is in need of
replacement.
d) Parts of the ground floor are air conditioned.
4. Modifications and works required
a) Propose options for new layouts of all floors
of the building to create rentable office space with
approximately 8 to 10 units from 10m2 to 20m2. These
offices will make use of communal facilities [sanitary,
kitchenette, reception and photocopying].
b) Alter the ground floor of the property to provide
self contained office space along with:
i) A reception including a desk
ii) Disabled sanitary facilities and
iii) A kitchenette
c) Investigate the potential solutions to the water
ingress.
d) Re-design the front entrance door and adjacent
side panels.
e) Replace the finishes that the alterations described
above cause to become damaged.
f) Alter the mechanical and electrical components
within the area of the work to suit the new function.
5. External signage
a) Propose a signage contractor
b) Coordinate the replacement of the building signage
for both properties.
6. Planning and Building Regulations
a) Allow for making applications for Planning and
Building Regulations approval as required.
